A building’s safety is not measured solely by the design of its structure, but by its actual ability to protect people in the event of an emergency. Key Requirements in Fire Door Regulations

Regulations in Spain, guided primarily by the Technical Building Code (CTE), stipulate that fire compartments must be enclosed by doors with a very specific fire resistance rating. According to fire door regulations, these entrances must meet three non-negotiable requirements:

  • Approved automatic door closer: Doors must be equipped with automatic door-closing systems to ensure that the door is always completely closed after users pass through, thereby preventing the deadly “chimney effect.”
  • Certified materials and accessories: From the frame to the intumescent gaskets and hinges, all components must be tested together. A good sheet is useless if the perimeter frame fails under high temperatures.

How are fire door regulations enforced in neighboring communities?

One of the settings where legal questions most often arise is in shared residential areas. The regulations governing fire doors in condominiums are very clear regarding spaces designated as “high-risk.”

In any apartment building, it is strictly required to install this type of metal security door in:

  • Access points from the garage: Any connection between the underground parking garage and the building’s stairwells or lobbies.
  • Machine rooms: Boiler rooms, electrical meter rooms, or trash rooms.
  • Storage areas: Large storage rooms or shared areas with a high fire load.

In addition, the law stipulates that the homeowners’ association itself is legally responsible for ensuring that periodic preventive maintenance is carried out. This means checking that the doors close properly, that there are no wedges or obstacles blocking them (a dangerously common practice), and that the hardware is in perfect condition.
